My Home My Life Program 2019

The program My home, my life officially resumed this month. Therefore, the President of the Republic, Luiz Inácio Lula da Silva, signed a Provisional Measure that modernizes the housing program and gives priority to the service of Level 1, aimed at low-income people. In addition, the Federal Government’s objective is to contract around 2 million works by 2026.

Thus, the program is aimed at residents in urban areas who have a gross monthly family income of up to R$8,000 and families in rural areas who have a gross annual income of up to R$96,000. Therefore, this amount considers temporary, assistance or social security benefits, for example, sickness allowance, accident allowance, unemployment insurance, Continuous Cash Benefit (BPC) or even Bolsa Família.

Thus, the division according to income brackets is done as follows:

a) Urban Range 1 – gross monthly family income up to BRL 2,640
b) Urban Track 2 –
gross monthly family income from R$ 2,640.01 to R$ 4,400 and
c) Urban Track 3 –
gross monthly family income from BRL 4,400.01 to BRL 8,000

As for the cases of families residing in rural areas:

The) Rural Range 1 – gross annual family income up to BRL 31,680
B) Rural Range 2 – annual gross family income from BRL 31,680.01 to BRL 52,800 and
w) Rural Range 3 – annual gross family income from BRL 52,800.01 to BRL 96,000

In short, the Federal Government’s bet with Minha Casa, Minha Vida is to bring work and income, promote economic and social development and even improve the population’s quality of life. Since housing can be offered as an assignment, donation, lease, lending, leasing or sale, whether or not it is financed.

Minha Casa Minha Vida Program Requirements

In general, there is a list of requirements that directs the application of these resources from the Federal Budget and from several other funds that help form Minha Casa, Minha Vida. One of these is that title to properties should be given priority to women.

Among the main requirements we can mention:

» Families with a female head of household.
» Families with people with disabilities, the elderly and children and adolescents
» Families at risk or vulnerability
» Families allocated in areas in an emergency or calamity situation
» Families in involuntary displacement caused by federal public works
» Families who are homeless

This means that Minha Casa, Minha Vida will face a very significant liability. Since our country has more than 281,000 homeless people, this is a housing deficit of 5.9 million households (2019) and another 24.8 million in some type of inadequacy.

As well as there are more than 5.1 million households in communities, which are concentrated in the large cities of the Southeast and Northeast and with accelerated growth in the North Region.

Minha Casa, Minha Vida projects, works and services need to take into account aspects of accessibility and also sustainability. In this way, the units must be adaptable and accessible to use also by people with disabilities, with reduced mobility or elderly people, and they need to pay attention to social, economic, environmental and climate sustainability, preferring renewable energy sources, equipment with greater efficiency energy and low-carbon building materials, for example those made from recycling.

The new program has five lines of action:
» Partially or totally subsidize new housing units in urban or rural areas
» Financing new or used housing units in urban or rural areas
» Social leasing for real estate in urban areas
» Provision with urbanized lots
» Housing improvement in urban and rural areas

How was Minha Casa Minha Vida created?

It is worth remembering that the “Minha Casa, Minha Vida” program was announced in March 2009, as one of the great bets of the Lula government. At first, the investment was R$ 34 billion for the construction of 1 million homes.

Already in its second phase, started in 2011, “Minha Casa Minha Vida” established the goal of 2 million homes across the country by the year 2014. New guidelines were also established for the project.

In terms of urban housing, the housing program serves families with an income of up to R$ 5,000.00. The initiative also seeks to offer some facilities to those contemplated, such as discounts and subsidies.

The limit value of the property financed by ‘Minha Casa, Minha Vida’ varied according to the city. If the family income is up to 5 thousand reais, there is the possibility of financing houses from 90 to 190 thousand reais.

My Home My Life Program Registration

In short, families that are part of Level 1 must go to the city hall of the city where they live to be able to enroll in the program. In turn, the next step is to wait for the statement from Caixa, which will validate all the data presented and inform when the house drawings will be carried out.

In this way, the draws take place when the municipalities do not have enough available to receive all the families enrolled in the program. Afterwards, the family is informed about the contract signature data, after being contemplated. Finally, after the registration is validated, the family signs the financing contract.

In cases of the family group in Track 2 and 3, the step by step is different. Families with a gross income of up to R$8,000 per month must register with an entity that is part of the program. You must already have a property chosen to do a housing financing simulation by box website.

Thus, in the simulation, the user must inform the type of financing, value of the property, its location, as well as personal data and income. When entering the information, the system will show financing options with entry values and interest. If the result is approved by the group, he needs to go to a Caixa branch and deliver the requested documents, which will be analyzed by the bank. Once approved, it’s time to sign the financing agreement.
